We are so getting SCREWED!
This lady totally wants to buy our house. She has a real estate agent. We are selling our house ourselves. The real estate agent wants NOTHING to do with us and keeps trying to PREVENT the lady form buys our house. You're thinking, no she isn't, Stacy, you're crazy. But real estate agents are paid by the SELLER, if the seller is selling the house themselves, clearly they don't want to pay an agent. If the person you are working for wants to buy a house by someone without an agent, they can either call and ask if you will pay them, which is what the mailman's agent did, or they can try to convince the person not to buy the house because they won't get paid. I've had some other experiences that have given me a glimpse into their underworld, and its like working with the mob. This agent told this lady that since we have a crack in our foundation that it won't pass inspection. First of all, there isn't such a thing as passing or failing an inspection. The inspector has things he is supposed to check and he checks them and writes them down and you take the info and do what you will with it. You can inspect a chicken coup if you want, it wan't fail inspection. You might say, "hey, I don't need heat, AC, or even windows, and I love living with chickens." In which case the chicken coup is perfect and move on in. Second of all, it is very common to have cracked founations and cracks in the walls, even on houses that are only a couple of years old, in Texas. They have screwy ground down there, thus no basements. So the real estate agent is TOTALLY trying to SCREW us. The lady that wants to buy it said her agent has been showing her houses that need A LOT of work. Our house really is a good starter house and there isn't anything that needs to be done to it and that real estate agent really has balls to show her all those crappy houses and then say our isn't going to pass inspection. I bet that first agent had some special agreement with the first inspector to write a real scary inspection so the mailman wouldn't buy our house. An inspector isn't qualified to say if a foundation is bad or not, he can only say there is a crack and to get a structural engineer to look at it. This inspector acted like the ground was going to open up and swallow the house. Anyway, we got screwed by the real estate agent before, and we are getting screwed by a real estate agent again. Unless you are doing a big deal on a commercial property, you don't need one, the title company does all the work, I swear. But if you don't have one, they will all gang up on you and try to screw you, I hate those guys.
